Web and Broker?

For several years, the Web has made its way into the real estate world, and many sites offer sellers the chance to make more profits by using the Web.

The argument is simple, even simplistic: by not paying a commission, you automatically put that money in your pocket. However, the idea doesn't hold water; a buyer searching for a property for sale without a broker will expect to find a bargain. Logically... Since the seller avoids paying an intermediary, the price asked for the property should decrease accordingly. So, can the seller really talk about savings?

The Money

Still, who wouldn’t want to avoid paying a commission of a few thousand dollars? But while some sites charge little fees, they offer absolutely no guarantee of a sale in return! This is obviously not the case with a broker, as you don't pay a cent until the sale has been completed.

For the Buyer

If the option of going solo might seem tempting to a seller, it's a different story for a buyer. In fact, since it’s the seller who pays the broker’s salary, the legal protections and professional services are completely free for the buyer. So why would they pass that up?

Figures That Speak

Anyway, among the Quebec sites that offer homes for sale, only Centris.ca, reserved for real estate professionals, contained as many as 48,659 listings at the time of writing (January 2023).

In conclusion, it’s still real estate brokers who are the most effective on the Web. So, if you want to be among the 238 people who sell their home every day in Quebec through a real estate agency (statistics from Centris.ca), bet on a safe value, bet on your broker, that human being who truly works for you... and offers you a guarantee of results!
